A New Home Within a Home. 2,194 Sq Ft of Possibility.
The Project
In the Baywood neighborhood of San Mateo, 33 W Bellevue Avenue presented an exceptional opportunity: a generous lot that could support a fully independent dwelling unit. The result is one of Homee Renovation's most ambitious ADU projects — a 2,194 square foot, 3-bedroom, 3-bathroom detached home that stands as a complete residence in its own right.
The design philosophy was simple but demanding: build something that doesn't feel like an accessory. The open-plan kitchen and living area creates a sense of spaciousness rarely found in ADU construction. Custom cabinetry, quartz countertops, and a full appliance package make the kitchen a genuine heart of the home.
Three full bathrooms — each with custom tile work and quality fixtures — serve the three bedrooms without compromise. A tankless water heater ensures endless hot water for all occupants, while the new 125A electrical panel and modern HVAC system deliver the infrastructure expected in a primary residence.
The 287 square feet of wraparound deck extends the living space outdoors, creating a private outdoor retreat. In a market where rental income from an ADU can generate $4,000–$6,000 per month, this project represents one of the highest-ROI investments a Bay Area homeowner can make.
