The Project
Nestled in San Francisco's beloved Inner Richmond neighborhood, 448 15th Avenue is a classic Victorian that had accumulated decades of deferred maintenance and outdated systems. The owners came to Homee Renovation with a clear mandate: transform every floor without losing the soul of the home.
The ground floor required the most structural ingenuity. The existing staircase was repositioned to open up the entry sequence, while the furnace and water heater were relocated to free up usable square footage. Every utility was brought up to current code — a critical foundation for everything above.
On the second floor, the kitchen received a complete gut renovation. Custom cabinetry, quartz countertops, and a thoughtfully designed lighting plan transformed a cramped galley into a bright, functional heart of the home. The adjacent bathroom was simultaneously rebuilt with new tile, a custom vanity, and updated plumbing throughout.
The third floor presented a creative opportunity: a bedroom conversion created a new primary suite, while two bathroom remodels brought spa-level finishes to the upper level. New closet systems and refinished hardwood floors completed the transformation, delivering a home that feels entirely new while honoring its Victorian heritage.
